Major Projects
These recent or underway projects represent over $90 million of new private and public investment in Downtown Ithaca.
Green Garage

The City of Ithaca will undertake a project to rebuild the Green Garage, located adjacent to the Commons along Green Street (Rt. 79). This project calls for the demolition of the middle third of the garage and the reconstruction of new decks with internal ramping. The current helix and bridges would be removed. Plans call for the project to begin in early 2006 and take about one year to complete.
Cayuga Green II & III

Bloomfield Interests proposed a $22 million mixed use project on the 1.5 acre IURA redevelopment site located next to the Library... Cayuga Green is an urban mixed use project in the heart of downtown Ithaca. With all development approvals in hand, this project is slated to begin construction in 2007. Cayuga Green consists of rental residential units, condominiums, retail space and a small multi-screen cinema. Within the boundaries of Cayuga Green are two public parking garages providing 1,200 parking spaces. Specifically, Cayuga Green includes: 34,000 square feet of new retail space A five-screen art cinema (+/- 12,000 s.f.) 68 apartment units 30 to 35 condominium units A new public walkway along Six Mile Creek
Cayuga Garage

Completed in June 2005, the new Cayuga Garage provides nearly 700 new parking spaces to the downtown community. Located across from the Holiday Inn, the project also has 22,000 SF of first floor retail space, which Merrill Lynch will move into during Summer, 2007.
Gateway Plaza 1

Completed in 2004, Gateway Plaza I represents the conversion of a former warehouse building into 50,000 SF of new, modern office space plus a ground floor with three restaurants and other service businesses. Tenants include Ciaschi, Dietershagen, Little & Michelson plus a large Executive Suites operation.
Gateway Commons

Located within Gateway Plaza, Gateway Commons is part of a LEED (Leadership in Energy & Environmental Design) registered, $7.4 million, upscale, mixed use project at 311 East Green Street in Downtown Ithaca, NY. Aside from the 27 apartments, Gateway Commons houses two (2) retail spaces, one of which is the new Downtown location for Ithaca Coffee Company. Seneca Place

Seneca Place: Ithaca's newest downtown landmark is this 180,000 sq. ft. mixed use building opened in 2005. It consists of 100,000 sq. ft. of class A office anchored by Cornell University, plus a 104 room Hilton Garden Inn Hotel. Located on the corner of Seneca and Tioga Streets, the Hilton Garden Inn features both Starbucks Coffee and Kilpatrick's Publick House on its street level.
